The Inside Look
Win the house. Know exactly what you’re buying.
Ten of New Castle County’s twelve areas are seller’s markets, and homes typically go under contract in about 12 days. You need to know what a house is worth, and what’s wrong with it, before you write the offer.
- A plain-English summary of the seller’s disclosure for any home you want to offer on
- A construction-trained eye at your showings
- An offer and a walk-away price built from what that street sells for
Market status and days to contract: Bright MLS, July–September 2026.
Three ways buyers get burned, and what I do about each
Losing house after house
Offers written from list price instead of what the street actually sells for. Before you write one, I show you recent sales and sale-to-list ratios for that pocket.
Overpaying to finally win
Escalations with no ceiling. We set your walk-away number from real comps before the bidding starts, not in the middle of it.
Surprises after closing
The roof, the furnace, the addition nobody permitted. I read the disclosure and walk the house with you, so you see it before you commit.

Questions buyers ask
Why do I sign an agreement before we tour?
Industry rules now require a written buyer agreement before touring with an agent. Mine spells out what I do, how I’m paid and how you can end it.
How are you paid?
Your buyer agreement sets my compensation. Sellers often contribute toward it, and we’ll go over how that works before you sign anything.
Do I still need a home inspection?
Yes. My walkthrough helps you decide which homes deserve an offer. A licensed inspector still evaluates the one you choose.
I’m moving from Pennsylvania. Can you help?
Yes. I’m licensed in both states. Here’s the tax math, side by side.
