What I do on a new build
- Compare the real priceBase price is the start. Lot premiums and upgrades are where budgets go, so I line communities up side by side.
- Negotiate the incentivesBuilders rarely cut price, but they do move on closing-cost credits, rate buydowns and upgrades.
- Read the builder’s contractIt’s their contract, not the standard Delaware agreement. Deposits, delays and change orders all work differently.
- Inspect it anywayNew doesn’t mean perfect. An independent pre-drywall and final inspection catch what the walk-through misses.
