Is spring really better?

April listings drew the most competition: 41% sold over asking. But winter listings still sold at full asking price and went under contract in under two weeks, and fewer homes for sale means less competition for yours. If your timing is flexible, list in spring. If it isn’t, winter works.

Over the same 12 months, 782 listings expired, were withdrawn or were canceled, against 5,392 that sold. The most common reason is the one above: a price the market wouldn’t pay, then weeks of showings without an offer.
