The friendly person in the model home works for the builder. I work for you, and builders often cover my fee.

Call me before your first visit.Many builders only allow an agent who registered you at your very first visit. Walk in alone once and you may lose the option.

What I do on a new build

  1. Compare the real priceBase price is the start. Lot premiums and upgrades are where budgets go, so I line communities up side by side.
  2. Negotiate the incentivesBuilders rarely cut price, but they do move on closing-cost credits, rate buydowns and upgrades.
  3. Read the builder’s contractIt’s their contract, not the standard Delaware agreement. Deposits, delays and change orders all work differently.
  4. Inspect it anywayNew doesn’t mean perfect. An independent pre-drywall and final inspection catch what the walk-through misses.

Common questions

Do I need my own agent to buy a new-construction home?

It isn’t required, but the builder’s sales rep works for the builder. Many builders only allow your agent if they registered you at your first visit, so call your agent before you go.

Where is new construction in New Castle County?

Mostly south of the C&D Canal, in Middletown, Odessa and Townsend, in the Appoquinimink School District.

Can you negotiate with a builder?

Builders rarely cut the base price, but they often negotiate closing-cost credits, rate buydowns and upgrades.
